SoCal industrial construction costs have nearly doubled in 3 years - make sure those budgets are realistic!
Not necessarily saying that the broker requirement is a crazy barrier to entry either, but it’s a fair point that you should think about when looking to invest as an LP
My favorite part of this was the end - “Ignore the part of your brain that wants to "do deals" and focus on finding the truth.”
Recommend reading both of these posts for anyone in multifamily. “ZIRP” is zero interest rate period (ie 2020-2021 when the fed lowered rates)

This interview struck a cord.. I think he makes a lot of great points, but also seems to be speaking from a motivated perspective (with some sample bias too, perhaps)
