Price/value should always be top of mind when you’re look at an investment
This is funny, but also rings true when you’re estimating expenses and looking over a proforma from a GP; SFR stands for Single Family Rental
Important point, which impacts you from an LP perspective - is the GP a price setter or a price taker?
If you have 10 minutes, try to find all the issues with this… a great learning experience; STR stands for Short Term Rental
This is true, and if you don’t understand it, you probably should before you invest as an LP; the impact of an acquisition fee is explained here at length (but there are many more expenses to close)
