What’s the best GP/LP waterfall is an impossible question to answer because every structure comes with edge cases as downsides - the original post and this response is one example that I’d recommend LPs to understand.
This is subtle and somewhat of a joke, but the underlying premise is important - “value-add” isn’t created equal and it’s on the LP to figure out the catalyst to value generation on any property

An interesting perspective that has some truth to it - I’ve met my fair share of the folks the original poster is describing. There’s truth to both sides - on the one hand deal analysis & competition has gotten more complex, on the other hand the greatest operators are able to simplify their investment decisions to a few variables
