It’s hard to explain this any other way - I’m curious to hear whether you guys (LPs) agree.
Many decks I see are just so overly complex on something that (in my opinion) should be very simple and front and center (like an address of the property, but sometimes that’s missing too 😉)
My thoughts on what makes a Minimum Viable Deck
An interesting look inside distress - note that this was a big part of 2025 predictions (NPL stands for non-performing .. i.e. distressed loan)
This is someone who invests in public REITs (Real Estate Investment Trust) and I enjoyed reading this, think it’s a useful read for others as well.
As a reminder, while refinance assumptions based on NOI & Cap Rates are somewhat standard, this isn’t how the industry actually work - and the two figures can be very different
